We're moving from CA to LoHud VAlley and will rent for a year. We'll be looking for a 3 bedroom house.

Is there a way to do some kind of modified home inspection esp in regards to mold.

Do landlords have any responsibility to reveal issues like that?

Yes landlords do have a responsibility to reveal known and active mold problems. However if the problem has been properly remediated then there is no reason to disclose it.

Yes you can have a mold inspection and environmental tests performed. Here is a little description from the New York City Department of Health and Mental Hygiene regarding mold and testing. As far as I can tell New York itself has not licensed mold inspectors/testers and the function would be best performed by registered/licensed hygiene specialists, as well as others.

There are two issues with having any mold testing, or any inspection, on a rental property. The first is whether you are allowed to perform one as a term in your rental agreement. Since you are renting the owner/landlord might have prohibitions against you bringing in any contractors, specialists, etc., without obtaining approval first from the landlord/owner. You would need to find this out first.

The second is the expense involved in any inspection and testing. The inspection is usually less cost than the actual tests depending on how many and what tests the specialists deems appropriate. NY is generally a much higher cost area than here in North Texas and a basic mold inspection with two swap or tape samples is running at $500+. If you have a suspect mold issue and it can not be readily seen then you would need to perform air sampling. That is considerably higher cost testing than swap or tape samples.
