If you're moving to NYC from another state -- but you already have a job lined up in NYC -- will landlords in outer boroughs generally accept proof of income from your new job, even if you haven't started work yet? Say, if I could get a letter from my employer proving my income? Or will they also want to know how much I made in the two years prior? I earn 40x of my rent now (in Austin, TX), but my current paycheck wouldn't go that far in NYC.
If you're making 40x the NYC rent, letter from employer proving income will suffice in most cases. But it's really a combination of things that will get you in the door, including possibly parting with up to a half year's rent in advance (which is fine if you've got it, because you otherwise don't have to be bothered with rent during that period--pay them now or pay them later).
I would think some combination of W-2's, maybe some bank statements or something showing you have enough cash on hand, or a letter from your employer should be enough.
The letter from your employer stating your annual income will suffice. I just went through this and nobody gave me any trouble.
