I mean the advice over and over on here is don't do it. Yet you're still ignoring the red flags and trying to justify it will be ok for you to illegally rent it.
There are literally people who make it a career doing this to landlord. Typically, I'm not for people suing but in this case I hope one of those get you as a landlord.
Make the place legal or don't rent it. Not only for your protection but their safety.
