The 80k figure is ridiculous. There are tons of legit uptown apts. That someone on 40k could easily afford.
OP specified Manhattan below the 40s, not upper manhattan. The 80K figure is appropriate for that area + living alone + not being lucky enough to find a below market rate apt. Every "yes it's possible" comment has been for situations with roommates and outside the requested area. I've lived on 40K or less too, but with roommates and in Brooklyn and in a place I'd rented since the early 90s. It would be inappropriate for me to use my experience as a standard for advice, since it was before hypergentrification.

Additionally, areas of the city with higher crime rates, like Washington Heights, are only useful recommendations for men. Without knowing the sex of the OP, I made recommendations appropriate for women.

Well then I stand corrected. Sorry....

below the 40's - crappy part of the LES, maybe Chinatown, in a crappy apt. Not worth it.

I should probably specify. I have no student loans, no car, and I don't smoke. I don't eat out a lot and like to walk. And I am a male.

Doesn't matter. Still going to be a major stretch in lower Manhattan.

I give it a year before the OP will kick themselves for not living in the outter boroughs for cheaper rent, more space and less roomates. On the otherside, it wouldn't be NY if everyone didn't have to learn the hard way.

That was actually kind of appealing. It's sort of like living in a RV which I also think is great. The important thing is thoughtful use of space and it's kind of like playing tetris all the time which is awesome.
