I received an application to apply here for a 3 bedroom. I went on the ML website to see what waitlist it’s on and it says NA. Any idea why?

Apply to the 3 bedroom and meet the deadline. Once you have established a relationship with the building management company you can ask them your question. But be prepared for no explanation because the person you ask might not know.

To your question. I can only offer speculation. The ML Connect waitlist page should not be considered a perfect reference to reality. There are buildings that ought to be listed there but are not, for example. Other buildings are slow to update the log#.

‘NA’ in general indicates ‘not applicable’ or ‘not available’. On the ML page ‘NA’ seems to be used for some buildings to indicate there are no studio, no 3 bed, and no 4 bedroom units in existence at the building. The building was built without these unit sizes. Indeed, if I don’t know otherwise I would assume that is the case with Ruppert. Only the lottery notice informed me that 3 and 4 bedrooms exist there.

However with Ruppert, perhaps they long ago used ‘NA’ to indicate the waitlist was closed for 3 and 4 bed units. We can hope that when such units get new residents that they will proceed to have the page updated with those log#s.

Possible but unlikely, the building was originally built without 3 and 4 bed units, but recently renovation has occurred resulting in 3 and 4 bedroom units.

Additional, it’s good news that the page shows that a studio, and a 1 bed were filled in 2022, and a 2 bed in 2021. This might be up to the date info, because Mitchell Lama buildings in Manhattan have very slow turnover of units. At times zero to just a few units per year.
