Just stay on high ground away from rivers and streams. Areas in the coastal plain are less prone to flash flooding than highland areas, where narrow valleys and gulleys act as channels for floodwaters.

I live in Union Beach and have a large creek that runs right alongside my house, from the bay. We've been here for 12 years and my neighbor has been here for 54 years ... and neither of us have ever seen it flood.
But just on the other side of town my sister-in-law's house flooded so bad a few years back that her and her son had to be rescued from a 2nd floor window.
I'm required to have flood insurance ... she's not.

You just never know.
Is it not that surprising, you are expected to have flood insurance but never experience flooding. As opposed to your sister-in-law who isn't required but experienced flooding.
I know some sections of the same town/ city are different- one section/part is prone to flooding while another section/part isn't.
The higher the elevation the less likely you are to flood
The last storm we just had hit a lot of towns hard
I have been busy the last couple of weeks doing inventorys for home and business owners in boundbrook,pompton lakes,wayne and lincoln park to name a few of the worst hit areas
Some areas that don't flood were hit hard by sewage backup
>even some of the areas on higher grounds such as East Hanover,
>Summit, Parsippany flood.
The US Army Corps of Engineering has done some work at downstream of the Passaic River about 2-3 years ago. Now most areas that used to be considered as flood zone along the river are off the list. And I'm glad to see those areas has actually stayed dry even after the big rain storm that hit our state earlier this year.
Is Morris County a flood area, especially Chatham.
