I just saw on a nj news show that some communities are being planned to house 6,000 new people, multi story promenade style homes, a waterfront at the Passaic river (lovely?), and commerce opportunities.. all to be done within 10 years..

What's your take?

It's the future, North Brunswick is the same way with the new train stop created in North Brunswick. The transit villages are the new definition for starter homes. New brunswick, Bound Brook , Union, Rahway all are built the same way due to mass transit. Thing is 10 years from now is a looooong way out and most people might flee nj by then

I cannot wait for the new Harrison PATH station and PATH cars. I hope the town doesn't get too expensive...fat chance!

Rail extention to North Brunswick? That's interesting, makes sense because there's much population there. I noticed S Amboy station is also being worked on because I remember a year ago they hardly had a platform, so I guess that's due to those new waterfront communities behind it - I bet this new census will show a good 1,000 more people to this town.

If Newark follows through it'll make this a desirable area.

That should be interesting. Harrison is already dense as it is, and the streets are all only 2 lanes, so it takes long enough to get anywhere as it is. I really hope part of this plan is to expand roads, but it's nice to see Newark's neighbor is getting nicer as well.

Wow looks like the North Brunswick transit village is dead due to no funding as the mayor has no money to improve the obscene traffic on Rte 1 and 130 even though they are doing a study: http://www.mycentraljersey.com/artic...ransit-village. The other side of the tracks where all the townhomes are jammed pack. Cars are parked all over the place sometimes 3 cars are parked on a 1 lane 2 car driveway while the 3 car just sits on the sidewalk. That place is nuts and it is so sad as it was really gorgeous back in 2000.

Rahway transit village went sideways as the developers can't sell any units across the street and now are renting them which breaches their contract. Still with all the improvements there is crime: http://www.nj.com/news/local/index.s...est_three.html and a lot of empty rebuilt stores/buildings.

New Brunswick looks good with the new gateway from rutgers to the train station except for this one problem:
The last recent sale for Hiram Sq New Brunswick was 360,000; those properties were listed for 550-650
from 2006 to 2008 and even now: 08901 Real Estate & 08901 Homes for Sale - Zillow

This tells me a major correction/crash is underway in downtown New Brunswick for Hiram sq and all the poor saps that paid 600k for a 1 bedroom in the Spring St tower. Ouch!

South Orange transit village looks gorgeous and is a job well done

Orange st is new

Bound Brook transit village is dead, the place is a flood zone and the station is very poor as there is no waiting area for when it is ice cold or windy outside except to sit in one's car but then when the train comes there isn't enough time to catch it: Bound Brook Flood - Day 1 - 4/16/07 Photo Gallery by www.08805.com at pbase.com Plus the only village are the numerous go-go bars/strip clubs

South/Perth Amboy: no idea, other than the ferry service to NYC isn't happening

Metuchen is well established and is priced accordingly

Harrison looks nice on paper but will take years before any housing is available or shops especially as ongoing ground remdiation is being for toxins and chemicals.

Jersey City is going to be nice it just depends what the market looks like when they are done with the towers. If they are stupid and over price it will end up like the Beacon.

Hoboken: Is overpriced and deflating

The problem with all this is what do they have to offer those who might like to live and work in their town? Nothing but a combination of high taxes, troubled schools, no budgets for services, and no future.
