I found this ad in the Star-Ledger and it seems odd to me. Why do most landlords charge 1.5 months rent as a security deposit and this person doesn't require a deposit at all? Is this a case of "if it sounds too good to be true, it probably is," or do some people not require deposits?

NORTH ARLINGTON Large clean renovated. Quiet residential neighborhood. Heat and hot water included. No security. 1 month rental fee $825. 973-941-7666

it might be a short term rental.

this wouldnt stop me from giving him a call. there are a few reasons there might not be a security deposit.

Maybe he is orginally from another state. It's not uncommon here to have no security deposit. Neither of my childrens apartments charged one, and they are in Garden Apts with clubhouse and pool.

In LARGE apartment complexes especially with the economic state now, this can occur. I would not say it is common but it does happen. They tend to call them specials although sometimes they run for quite some time.

As for landlords renting personal property and not a commercial dwelling or building with many units, no security deposit is almost non-existant.

It does say "1 month rental fee $825" what is that? Maybe it's a smaller non-refundable deposit, that concept makes more sense to me because inevitably they'll have to spruce the place up after a tenent moves out.

Exactly!!! Asecurity deposit would have to be refunded provided the unit was left in good condition

Ah, that makes sense. No messing with escrow accounts or anything, just pocket the dough and move on.
