My husband has been offered a position in Montville New Jersey. We are unfaimiliar with the area so we are looking for suggestions on places to look for a house in a small to mid size town where the taxes will not kill us. We would like a new or newer house in the $400,000 to $550,000 range.

Best bet is to contact a realtor. That's a nice area and the houses are pricey.

OP - tons of choices for you. Denville is a great town, Boonton, Lincoln Park...even Montville itself. Your biggest issue will be property taxes out that way!

Really nice area- great location- eacy access, the works. In the nearby vicinity you have towns like Parsippany (lots of shopping), Boonton (town with an unattractive yet charming downtown) and Lincoln Park (not too crazy about this area).

Then, in the next ring out I would include Hanover, Denville (nice downtown), Boonton Twp (very rural, scenic, great schools) and Wayne (don't know too much about this except 23 has lots of stores).

The next ring out I would consider places like Kinnelon and Rocaway, but given their distance, they don't really add that much.

I would focus on the second ring towns as those are the ones that I think have the most charm and upswing.

Oh, and I will post this property because I have been admiring it longingly for a while now.

Boonton Twp- scenic, goes to Mtn Lks HS (#4 in the state)
Public utilities- gas, water, sewer
Super close to things- Kings supermarket within walking distance, Tourne park, trails, downtown Boonton <1 mi away
5 bedrooms,
3.5 baths,
2 car garage,
Fireplaces
Pool (above ground)
5+ acres along the river!!!

Now this could be one of those "if its too good to be true it probably is..." (floodzone, mess inside, etc) things, but man if this place doesn't look like an amazing property for a STEAL.

Montville is a gorgeous town. Maybe I am bias because I grew up there. Anyway the schools are very good and it has easy access to all the major highways in the area. It also has a train station in the Towaco section of the town. With the price range you are looking for you would definetly be able to find something in town. The surrounding towns you might want to consider as well are Lincoln Park, Denville, Parsippany
