My husband and I are considering moving to South Amboy, NJ with our 9 month old daughter.We're looking at the townhouses near the train station because I commute to NYC.
If anyone lives near that neighborhood, I'd love to hear about your experience living there (including any experience you have with the pre-schools or day care) and any advice you might have for a couple with kids looking to move into the area.

My husband and I are NY transplants, and have lived in the area for 3 years and love it. We have been renting but just closed on a house. I also commute to NYC and it's a super easy ride. The train station is getting a make over. South Amboy is a nice town, with a small town feel. People are real friendly. It has a couple of nice restaurants (Monticello's is great). The location is ideal, near highways, shopping, beach... unfortunately no experience with day care. Overall we really enjoy the area... Good luck to you!!

Default welcome

My wife and I also live in the area. We have no experience in the schools (no kids), however the people in the town are very nice and for the 7 months we have been here, the experience has been pleasurable. We live in Beacon Pointe, my wife commutes to the city via train (direct to Penn Station) and really enjoys it. The town is still changing for the better and we look forward to the future (ferry, new restaurants, etc).

Since you are looking at Lighthouse Bay I would say that you are going to like the area overall but I tend not to like anything outside of Lighthouse Bay. Lighthouse Bay has been created to be it's own little town. The community is self contained and right over the tracks you can get to restaurants, snack stores, and things of this nature. If you venture out from the Lighthouse Bay area, you start to see what South Amboy really is which is a lower income town with moderately priced homes. Before Lighthouse Bay came into town, there were hardly any listings for over $450,000 in South Amboy. Now that Lighthouse Bay is there, the listings in the town go up to $1.1 Million. I LOVE Lighthouse Bay. My girlfriend and I have been looking there for the last year but we have can not overcome the overall South Amboy feel.

My wife and I looked there (just to see) and the taxes for the homes on the water were $26,000. No way Jose.

I'm sure even the townhouses a few blocks away are over $10,000.

Very close. The townhomes in Lighthouse Bay tend to run at around $7900 - $8500 for taxes annually. Their was a tax cut a few years ago that cut their taxes by nearly half! Back then their taxes were at least $14,000! Needless to say the owners of the homes and townhomes were happy.

As for home taxes, they tend to run from $9000 to $12000 for non waterfront to $15,000 to $21,000 for waterfront with a few at $21,500 - $21,900 a year.

Like you said a tax cut. When we checked them out over 2 years ago, the waterfront was around $26,000.

Taxes in NJ stink but the taxes there were insaine and I still think they are pretty high but compared to many other surrounding areas like Edison, East Brunswick, North Brunswick, Sayreville, etc. unfortunately the taxes are relatively normal or a tad lower. I will NEVER understand where they pull these numbers from, especially when the schools for the most part there are not that good.
