I'm interested in purchasing a 4 bedroom colonial/2.5 bath/ finished basement home in the 500-600k range in one of these two towns. Can anyone offer me advice on pro's / con's for each town. Also, I'm interested in average weekday commute times to/from Newark NJ. Any advice would be greatly appreciated.

I was choosing between these two towns and I picked Manalapan because it's better for my commute. I am in the south part of the Manalapan (Knob Hill) which is 10 min from NJ TPK exit 8.

From what I gathered, both town are pretty much the same, I am pretty much confused regarding which town I am in when I am driving down Route 9.

For a commute to Newark from either town, you would probably be taking Rt 9 to GSP or NJ Tpk exit 11... I am guessing 45 min during morning and evening rush hour depending where you are starting from.

Pro's and Con's... they both belong to the Freehold Regional School district so I think the schools are relatively similar although Marlboro H.S. is usually ranked higher in school ranking reports. I think the average property tax is slightly higher in Marlboro. Englishtown is part of Manalapan and there is a racetrack (car not horse) there, so make sure you stay away from the racetrack since noise will be an issue.

500-600 can definitely get you what you want. I have the same criteria as you and I got mine in that price range. Also, just keep in mind there are section in both towns where all the houses don't have basements.

It is really a toss up and i think the location of home will become the deciding factor. Sorry for not being too helpful.

We're moving to Marlboro next month. Honestly, it is a toss-up--I can barely tell where each begins and ends. We chose Marlboro because my husband commutes via train into the city, and our new house is about 10 minutes from the Aberdeen-Matawan station.

And I'd also say it'll take 45 minutes to get to Newark.
