I am looking at purchasing a duplex that has 2BR in each apt. its around 3xx union street area of Rahway NJ. the asking is 385K with around 6K in taxes. Is this area any good? how about the price i m being offered? is the agent trying to screw me?
That's a pretty good area of Rahway- not far from Clark. I can't comment on the price since I haven't seen the property, but I'd say it's not unheard of for a 2-family in a decent area to go for that much.
You asked in this post and in your other post about the property in Elizabeth about the "agent trying to screw me"- why do you think the agent has anything to do with it? He/she doesn't set the price, so he/she really can't "screw" you- you can only "screw" yourself by not doing proper due diligence on what the property is worth, what the rents in the area are, and what the area is like. And BTW- asking the questions you're asking here on City-Data doesn't qualify as doing your due diligence.......
Bob, i totally understand this doesnt qualify but at least i can weed out the worst properties from this forum. that is my goal. On my being screwed by agent comment, I meant to say that the agent says the price is non-negotiable and may not be working in my favor to keep his commission dollar high...that is the reason i wanted to make sure the price is in line with other duplexes in that neighborhood.
is union st a major street? i mean i want to find if one part of union street is better than the other???

No such thing as a non-negotiable price, just an unwilling seller. Ask your agent for comparables, specifically sold prices, not listed. Past 3 months, don't let them slide with past year. 6 months would be fine, except for the current volatility.
Whats the worst that happens, they say no? The second worst thing... a counter offer?
Your agent is trying to push a sale, no surprise there.
Union Street runs behind W. Grand, which is a major street- it's a side street itself and it's only a few blocks long, so there won't be a "good" or "bad" section of it.
As CuCullin said- there's no such thing as a non-negotiable price- the agent has to present all offers, so offer what you feel the property is worth, and see what happens.

I don't know what agent you are using but as far as i know
EVERYTHING is negotiable and if you tell your agent to offer a certain price he has to present it to the selling agent and the selling agent has to present it to the seller, If he tells you he won't or can't then find another agent
I don't know the listing office since they are not from Rahway(they are in North Plainfield) but before you make a commitment i would take a walk down the block because i noticed there is another 2 family for sale 36000 cheaper and has a garage and finished basment. I can't tell you what the inside looks like because i have not seen it myself but it might be worth a look if you can save all that money ..Good luck
