My parents are looking to buy a home in Englewood Cliffs. They've had one picked out that they're interested in but they're highly concerned about a big ugly green transformer box in the front yard and the distance to the close-by cellphone towers (which they located online). We're almost positive that the transformer lowers the value of the property by $100K, which is what the difference was between the neighboring house sold for (by the same home builder). Would very much appreciate any thoughts about potential health haphazards regarding the EMF from the transformer and nearby cellphone tower. The bigger concern of the two is the transformer.
There are no health risks whatsoever to proximity to a transformer or generator. The entire position is utter bullsh*t manufactured by people who don't understand science. You get more exposure to radiation from sitting in front of a computer for an hour, and in both cases the radiation is utterly harmless.
That said, it may well be ugly enough to lower property values. Also, enough people believe in the radiation myth that it probably does lower property values even though people are irrational (much like being #13 on a street or on the 13th floor lowers property values).
