Can anyone give me a little guidance as to what areas of these towns are not as nice as the rest, prone to flooding, etc? I know some areas of Montclair are considered more dangerous, Millburn has flooding issues, and I'm assuming Glen Ridge has its issues too. Thanks for the help!

The only real problem with those areas is the high cost of living.

Millburn and Glen Ridge have no bad areas and aren't extremely prone to flooding (the only area in North Jersey where flooding is a perpetual problem is Little Falls/Wayne/Lincoln Park). Montclair is supposedly not as nice in the "downtown" area (near Bloomfield Ave) versus Upper Montclair - but frankly, even Lower Montclair is still very nice - there's no problem in either part with flooding.

I agree with the above poster - the problems you'll have in any parts of these towns will be cost of living/taxes. West Essex has some horrible tax rates to compensate for the poorer eastern side of the county.

The worst part of montclair is down near Glenfield Middle school. The area is not very bad but the worse in montclair standing. The thing is as a resident for many years I would say that it is a great area to purchase since I see it being an area soon to boom with the addition of another school and rent and property taxes going up in the area.

Choosing to live near and/or shop at the Pathmark (Lackawanna Station) plaza on Bloomfield Ave. in Montclair would be a mistake.

Below I have circled in read the worst area in MTC. There is another area up near the high school that I would also avoid but this is the main spot that you should avoid.

This area is really not bad, Ive been living on Fulton street for 3 years, and Its definitely improving. Every town needs a bad side of town and this has been it over the years. But in reality, this is safer than almost any urban area in new york city outside of manhattan and park slope. I think a lot of NJ natives have fear and anxiety issues.

Is this area of montclair still considered "bad"...it's been a few years now so wondering if everyone still feels the same way. I was looking to buy a house near Claremont and Walnut St due to the convenience to the train station. Thanks.
