Hello Everyone. Looking for some insight about good areas about 30 mi from nashville. My wife is a nurse and would be shooting to work at the children's hospital. We currently live in wisconsin where she work's at our children's hos. We took a trip down there 2 years ago and absolutely love it. we both would like to be out of this frozen tundra in the next few years. I am looking for unexpected costs you guys might have compared to us. I know the housing and property taxes are way lower than ours, and I believe you have no state income tax,and sales tax aroun 10% but I could be mis informed. let me know if I am right about these things and any other hidden costs we might be in for. From our checking it looks like it is alot cheaper to live there compared to here. My next question relates to utility bills. For example I hear that Arkansas has very high energy costs. Qurious about what utilities average for about a 2000 sqft home.Lastly wondering about job opportunites for myself. I am currently a lead man for a steel fabricaion shop where I have been for 17 yrs. I know that being in that field in the mid west is going to pay me more than most regions in the country. I am curious about how much manufacturing is down there period. I am ready to trade money for quality of life which myself and my wife feel will be better once we get out of this frozen hell.

You'll have a VERY hard time finding another state cheaper than TN...the no state income tax is a biggie. Almost 10% hurts a bit, but everything else is pretty cheap. My house is 2400 sq ft. electric is no more than about 110 bucks in the summer (electric AC). winter it's more like 45. but then gas in winter is about 250 in the coldest months. I have about 3 months out of the year where I use very little if any AC or heat. water is about 20 for 3000 gallons usage. car registration in davidson county (nashville) is about $80 annually. property tax on my 224,000 house is about 2200/yr. (davidson/nashville). If you are in surrounding counties it will be cheaper because davidson is the most expensive in middle TN I believe. My cousin lives in WI - he always posts snow pics on his facebook. brrrr - although we do have snow right now but it's rare-MAYBE once a year. It's been 3 years since we've gotten this much snow and it's really not bad.
