Hi all,

Hubby and I are planning a third visit to TN in the spring and we were wondering how our favorite subdivisions rate among you guys. One is actually a new one we have never been to, Hickory Hills - but we see it listed on real estate sites. If you could offer some information on HH I would appreciate it!

1. Willoughby Station
2. The Park at Mt. Vernon
3. Spence Creek
4. Hickory Hills
5. Chandler Pointe


We would like to move asap, but the hiring freeze didn't help hubby's job search AT ALL

Mt. Juliet subdivisions tend to follow the "you get what you pay for" rule.

Willoughby Station is nice and has good community amenities.

Mt. Vernon is a neighborhood I really like because the lot sizes are bigger than typical.

Conversely, while Hickory Hills is right next door to Willoughby Station and the houses are decent, the lots are really crammed together. I didn't care for it when we were house-hunting.

Chandler Pointe is a large development. The back part has smaller lot sizes and cookie-cutter houses. The front part is older and has more variety in houses and doesn't feel so cramped. Has a playground but no community pool.

Don't know much about Spence Creek since it's new, we haven't cruised it since it's been built up. At that location, I think you're technically in Lebanon. You'd have to drive several miles to get anywhere, but you can go either direction (Lebanon or Mt. Juliet) with equal ease.

Have you seen Providence (numerous neighborhoods), Cobblestone Landing, and Normandy Heights? I also think you'd probably like Brookstone.

The current sales trend in Hickory Hills is excellent with only three and half months of inventory. You seem to be narrowing your search in on solid choices...

Providence has a lot to offer in the way of convenience, but they are tight on space compared to your list. If you are looking for more of a yard (or less of a cookie cutter feel), the others are probably more compelling. For an outlook on future values - the proximity to I-40 would play a major role in my decision - so I am a sucker for Providence. That being said, we recently helped a family build in WS - last year around this time - and they absolutely love their home, even appraised much higher then our purchase price. Spence Creek isn’t my cup o tea. Chandler Point either, but sells well.

ExIslander - excellent take. The feel of the lot sizes and privacy are significant factors in the future sale-ability.
