I'm a family of 6 people(4 boys under 7 y/o + wife) we thinking about moving to Tennessee shortly in early 2017. We are coming from NYC, New York. We are undecided where to move in TN. Here a list: Nashville metro cities, Sumner county, Wilson county, Williamson county, Rutherford county. But our main objectives are: to buy a house-no more than $250k (our budget is $120K)- lots of land space and quiet area, reasonably low crime area, being near good schools, finding low taxes city and low cost of living area, easy commuting. WHERE? Please help. Only positive inputs, Thanks.

You'll find that you will get better advice if you give a little information, like your budget and potential commutes.

With 4 boys under 7 it makes little difference where you go. Most any lower grade school will be fine. When you get to middle or high school is where the difference can begin.

for the purpose of commute a lot depends where & for whom you may be working & doing what.

If your budget is in the ballpark of 120K I would go to Rutherford or Davidson Counties or look at something in rural Sumner County.

120K in Williamson and Wilson won't go that far, unless you want a shack. Maybe 120K will get you something in Watertown, Lebanon (east side) or Fairview, but it will be crappy.

200K would get something fairly nice in Rutherford.

150K would probably afford you something close to decent in these communities:
LaVergne
Smyrna
Murfreesboro
Gallatin
Goodlettsville
White House
Portland
Fairview
Lebanon
Dickson
Antioch
Bellvue?
Hermitage/Donelson, although 150K may be pushing it.

Sounds like money could be pretty tight. (Understandable with four youngins...) Are you moving to Nashville specifically for amenities? Just a thought, you might not be able to afford those things more than once or twice a year anyway, and you could get a lot more bang for your buck in some place like Cookeville or Knoxville or maybe Chattanooga, and still be close enough to drive into Nashville 3-4 times a year no problem at all.

Just a thought, if it's not helpful feel free to disregard.

This is what 249k gets you on the "good" side of the 24 in north Rutherford...

Hi...my husband and I moved 3 months ago from the Hudson Valley. We settled in Sumner County (Cottontown/White House area). We would highly recommend Sumner County, prices are lower than Williamson/Davidson counties and you should be able to find something in your budget. Good luck, you will love it down here. Cost of living is a fraction of what it was in NY.

We moved here 6 months ago from the lower Hudson Valley in NY. Since you have a horse you need to house I would suggest looking in Sumner (northeast of downtown) or Wilson County (east). We live in Sumner and it's a nice rual area with lots of farms but for us it only takes us about 35 min. to get into downtown on the weekends. Also I think up in this area rents will be a little cheaper.
