Hi all,
We are beginning to plan our return to Nashville, hopefully in the next year. While we LOVED living in Brentwood, we are looking for a different type of area this time. We would prefer to find land and build, but if we came across the right home, we'd be fine with that.

We would like to have waterfront property, roughly 1.5 acres up to 5 acres, that is heavily treed. The water can be either lake or river, not really looking for creeks or small tributaries. While I would prefer a neighborhood for safety for running and to meet folks, husband prefers privacy, and we both like the woods. That might be the only saving grace of our current location.

Our budget would roughly be 600K, but we'd prefer not to sink a ton of money into a ridiculous house--a ranch with a basement would be ideal.

Schools are absolutely a non-issue. We'd prefer no more than 35 min. to BNA, but are willing to go up to an hour if the location were right. While we love Williamson County, we just don't think it's where we want to be when we move back. Sadly, our knowledge of the rest of the Nashville-area is poor. I think there might be places in Hendersonville or Gallatin that would fit our wish list, but are there other areas we should look into?

You might want to look at parts of Mt. Juliet also. Northern MJ is right across the lake from Hendersonville and southern MJ could have a lot of options as well around Percy Priest Lake. The latter being more rural than the prior.

Agreed with Mt. Juliet. Would also look at Gallatin and some parts of Hendersonville. As you might imagine, lakeside property is not cheap which is why I think much of lakeside Hendersonville would be priced above your budget, Mt Juliet probably would fall into this issue too. You might be able to find more in Gallatin and northern Wilson County however. Travel time to BNA from the Gallatin/Wilson County around Old Hickory Lake/Cumberland River would easily be 35 mins or less on hwy 109.

Also add Lebanon & Old Hickory to your list. The others have hit the most common cities you'll find those kinds of properties

All of those places plus some places along the Harpeth (unless that's too small). You could also look along the Cumberland upriver (west)...some of this is actually in Davidson county. I wouldn't narrow down your search to a specific area, because the type of property you're looking for will narrow it down for you.

Haley i know you are new to Nashville but the Harpeth River flooded very badly in Bellevue. I would never advocate somebody build or buy along that river in Bellevue. Same goes for the Cumberland in some parts of Davidson.

There are areas of it that did not flood, especially out of town where the land that borders it grades up sharply. It's a property by property judgement call, for sure.

...one more extremely important common sense note: ANY waterway is prone to flooding, and then some. Just because one area did or didn't flood in 2010 doesn't give it a lot of creedence to what could flood next time (there will be another, hopefully not that bad!). Any person wanting a home on the water should know this risk, and should have flood insurance + additional riders if needed from their insurance provider.

Thanks everyone for your suggestions. We are (unfortunately) in a holding pattern and just starting to figure out where we will return to in the Nashville area. We hadn't really considered along the Cumberland (we saw the aftermath of the 2010 flooding a week later and WOW--has left quite an impression). While we would prefer lake property, our housing dollars can go a lot farther if we don't make that our main criteria. Lots to think about in the next several months!

I'd expect that you know "wooded" and "walkable" are not exactly like "walkable" in areas closer to town (i.e. with sidewalks). There is a great neighborhood in Hendersonville that is wooded and near the lake. It is a relatively quiet area, but there are no sidewalks. Houses on the lake range from your budget and up. But for your price, you'd probably get slightly less than a full acre on the lake. Check out Indian Lake Forest on the middle peninsula.
