I think you have to consider two side, the upside and the downside.

For the upside, you have this company that will check it for you every year, and you pay only $100, which is affordable.

For the downside, you can't be sure if the mold will cause more problem in the future in term of building collapse due to the mold? I am not an expert, but that was something that came up to my mind when I saw your post. Also, what happen when the company no longer exist, or they simply run out of business, who is your backup plan on making sure these mold are taken care. Another concern, if the mold cause the building collapse, I think you only coverage will be the home insurance company if you decide to have the home insurance.

So, think through about all these point, and come up with answer as to what you will do, and you should be able to arrive to a conclusion.

Good question. Whenever you sell, I know you would have to disclose if the home currently had mold, but I'm not sure if you have to disclose that there's ever been mold, even if it was taken care of a decade ago. I guess a realtor can chime in and say for sure.
