Hi. My husband is being transferred to Nashville from Austin and will be working downtown. We have to move pretty quickly--he is starting his new position the middle of January--and we are looking at the surrounding areas for homes.

So far we like Mt. Juliet, Murfreesboro, and Spring Hill for good schools and reasonable home prices. We really like Franklin, but it seems that it might be out of our price range from what we can see on sites like Zillow, Truilia, etc. We have a budget cap of around 450K, and need a 4-5 bedroom house, because we are a family of 6. We have no experience with the area, but hear that the commute on I-24 is really bad, and that I-65 is better.

Any advice would be greatly appreciated. We are hoping to maximize our bang for our buck while having the shortest commute for him that we can.

You can easily find a house in Franklin for $450,000. I found these two in McKay's Mill in about 10 seconds.

For the 3 areas, Mt Juliet wins. 17 miles via I40 or US70 Lebanon Pike. Option to use the Music City Star commuter train to downtown Nashville. From there free bus to work? Good shopping at Providence mall & on Lebanon Pike.

Murfreesboro loses because of congestion on I24

Spring Hill loses because of distance, must go past Franklin & Cool Springs on the way to Nashville.

For the price try Bellevue, 15 miles west from downtown. Option for 2 MTA bus lines that go there. Commute via I-40, US70 Charlotte or US70S West End-Harding.

Yeah, I would go with Mt. Juliet as well. I think Mt. Juliet is only 16-17 mi or so from downtown. Mt. Juliet is getting pricey but you should find several houses under 450k. Wilson County also has the 2nd highest median household income behind Williamson County (Franklin/Brentwood).

My second choice would be Hendersonville.

I wouldn't go with Bellevue, Mt. Juliet is much nicer.

One other thing.....I-40 is much less busy than I-65 (Spring Hill) or I-24 (Murfreesboro). I have a friend who recently moved from M'boro to Mt. Juliet for a better commute. It was taking him over an hour to get from M'boro to Nashville in the morning.

If you don't like driving you can also use the Music City Star. This is the only commuter train in Middle Tennessee and it runs from Downtown Nashville to Wilson County (Mt. Juliet/Lebanon).

The Highway 100 side of Bellevue is very nice, it's within the Nashville city limits, and definitely has homes in their price range. Harpeth Valley Elementary is a good school.

Of the choices mentioned in the OP, I would choose Mt. Juliet also. You need to know going in, OP, that Mt. Juliet isn't really a suburb. It was always a small, country town that has gotten seriously built up over the years, especially since the development of the Providence area.

I have a friend who teaches at Mt Juliet HS (easily one of the top public high schools in the state) who was stunned to find out that MJHS is over 100 years old. The school, not the building, of course. Mt Juliet seems so new, it's hard to remember that it had been a farming community loooong before it became a Nashville suburb.

But I concur with the others, Mt Juliet would be my recommendation among these options. Not only are the schools top notch, but the commute into downtown is fairly harmless, not to mention the commuter train that goes from "downtown" Mount Juliet to downtown Nashville.
