My wife and I are considering Nashville as an area to relocate. We are raising 3 children ages 2 thru 10 in Southern New Jersey and frankly can't afford to live in the area any longer. We currently have a home worth between $280,000 & $300,000 dollars with our property taxes coming in at $5,700 a year. My question is 2 fold; how are the schools in the Nashville area and what would be an average yearly property tax on a 4 BR $200,000 home? We have researched the homes in the Nashville area and found that you can get a whole lot more house for your buck then you can in New Jersey.

There are two tax rates in Metro Nashville; one for the General Services District and one for the Urban Services District. The rates are $4.04 and $4.69 respectively per $100 of assessed value (which is always 25% of actual value).

So . . . on a $200,000 house, the tax would be either $2020 or $2345.

The tax rate in Nashville is more than some of the surrounding towns and counties.

I went from $4,500 in Connecticut for a 50 year old ranch home to paying $1,200 in taxes in TN for a brand new ranch home even bigger than I had before. I would suggest that when you find a home you like on the internet, give the realtor a call and ask about the property taxes. That's what I did.

Hi, I moved from Manalapan, NJ and it was the best decision of my life, no regrets. My husband no longer has a 2 hour commute. We moved here with my daughter who was starting her Senior Year of HS. Now, she is in college in Murfreesboro, TN.
You could also check out Smyrna and Murfreesboro, because you can get quite a bit for your money there, and still be close to Nashville.
You will find property taxes here are a lot less than NJ, I sold a house there in the $400,000s, and bought here in same range, but much Larger, Taxes in NJ were $7200 when I left, now, $12,000. Here $3500. The quality of life is also much better here.
I don't know if the transition was easier for me , because I went to college in Clarksville,TN so I felt like I was coming home.
