Can anyone tell me about the property taxes in the Nashville area? Are they high? Is there a website where i can estimate how much it would be? I am looking to move the either Nashville or Memphis and from what i have read, Memphis is high.

There are two property tax rates in Nashville; one for the Urban Service District and one for the General Services District.

Unless you really need an exact figure, just move the decimal place over on the value of the house. The tax on a $250,000 house would be about $2500 in the GSD; about 15% more, or $2930 in the USD. The tax rates are $4.04 per $100 of accessed value or $4.69 per $100 of accessed value; and accessed value is 25% of actual value. Heck . . . . just move the decimal place.

The State of Tennessee has a webpage that shows the tax rates for all cities and counties in Tennessee: TN Comptroller of the Treasury - Division of Property Assessments - 2007 Property Tax Rates (http://www.comptroller1.state.tn.us/PAnew/LR.asp?W=07 - broken link)

And yes, Memphis is high.

nsa, you can also go to www.padc.gov (broken link) which is the property assessor's website for Davidson County. You may also want to look at the tax rates for the counties surrounding Davidson County as they are generally lower. You can just Google the information or go to the State office that a previous post identified.

Thanks for the help. Is the area of Bellevue a safe and nice area?

Yep. I've lived there for twenty-one years. It's changed in that time (due to the growth in the area), but it's still nice for the most part. It's a low crime area.

I've seen a few photos here and there on the 'net, but I don't have a good site bookmarked that has a lot of photos of Bellevue. If you just want to see what the general area looks like you could Google for "Warner Parks Nashville", the "Natchez Trace Parkway", "Red Caboose Park", "Sir Ganesha Temple Nashville" (yes, we have quite an impressive Hindu temple on a hill), Montgomery Bell State Park, and there's a few videos of happenings in Bellevue posted on Youtube (I can't posted them here or the pesky moderator will delete them).
