What town would be best for me if I were to work in Brentwood. The job is actually between Franklin and Brentwood. My house budget is between
$170k-200k. What kind of property taxes should I expect in that price range? I would like to keep the commute time under 25-30 min.

What do you prefer, more rural or more urban?

You really couldn't find anything in Brentwood itself in that price range, but you might be able to find something in Franklin. There's also Nolensville to the east, and some other communites within that general commute time.

Here's the state website that list the property tax rates for every city and county in the state: TN Comptroller of the Treasury - Division of Property Assessments - 2007 Property Tax Rates (http://www.comptroller1.state.tn.us/PAnew/LR.asp?W=07 - broken link)

I love the rural lifestyle, but my wife needs Walmart and Target w/in 5-10 min. drive. Is this possible in these areas?

In that case, look to Nolensville or one of the communites in that general area to the southeast (between I-65 and I-24). I'm not sure about the Targets and Wal-Marts around Nolensville, but it isn't a long drive over to one of the areas that have one (it's might be a little more than 10 minutes however).

Moderator cut: quoted post cut for screen name violation

I thought about mentioning Bellevue myself, but then bassman said he might prefer a more rural area. Fairview might be a little out of that commute range (but I'm not sure).

I'm actually from Oregon, so I'm counting on the locals to be my eyes and ears for narrowing things down until I can get out there. Schools are one of the most important things to us in reguards to where we should live. I have a 6yr. and 4yr. old. Right now where I live we have about a 5 min. commute to work, so anything is going to be a culture change. We actually looked at moving to Austin, Tx. also, but talk about horrible traffic. It is a great town but the traffic is almost a deal breaker. We are looking for a community that has the essentials (Walmarts, Targets), but also has the small town, close nit community feel.
