Providence is part of Mt. Juliet. It's the name of both a large shopping center (mix of big-box, specialty stores, restaurants etc.) and a large housing development. It is just south of I-40, exit 226 (Mt. Juliet Road). Most of Mt. Juliet's population is still north of I-40, though.

We moved to Hendersonville in Mid May and love it. I work at home and have AT&T as my ISP. I have had no problems. You mentioned going to Cincy monthly. If you are driving, Hendersonville is a good 30 miles shorter than Franklin as Hendersonville is north of Nashville and Franklin is south of Nashville.

We are also relocating and are looking for the exact same things you are (good schools, $250k house, safe neighborhood, proximity to lake, etc). My husband is going the weekend after your trip to check out the area. Please let me know what area you ended up deciding on after you visit. At the moment, we are leaning towards Hendersonville.

Perspective is something I wish was easy to hand you in multiple categories (price, location, proximity, quality of build, market dynamics, etc) as you come into town; and something I think the contributors here do better than any other resource available to you. It’s what my wife and I wish we had more of when we made the move years ago from out-of-state. So that you have some pricing perspective over the last decade in your comparison:

Hendersonville (4b $230,000-$250,000 = 2,750 sq ft today)
2500-3000 sq ft
2000: $200k
2005: $240k
2010: $250k
$2011 $245k

Franklin (4b $230,000-$250,000 = 2,400 sq ft today)
2150-2650 sq ft
2000: $210k
2005: $270k
2010: $290k
$2011: $290k

(Values rounder for simplicity)

We made it down here. Drove A LOT today looking around. Somehow only managed to actually go inside one house due to some realtor and other miscues. Hopefully, tomorrow is better... supposed to view 7 or 8 houses.

Spring Hill - after reading these forums I expected to be majorly disappointed. My best description is "hit or miss" - some of the subdivisions/neighborhoods are very nice while some I was immediately turned off by when turning into them. I'm glad I was driving around on Saturday during a holiday weekend to get a good feel for traffic.

The one house we saw was 1800 sq ft or so in Franklin. Wow, I really like Franklin. But it would involve several compromises, less living space, less yard, really close to neighbors. Telecommuting would be difficult as I would have to set up shop in the master br and would also have to have my 2 sons make a bedroom out of a bonus room.

Drove to Nolensville, it was small but I liked the area I checked out but we couldn't get into the house due to keypass/card issues.

Thanks for all the information and opinions you all have shared - it has helped a lot. Wish me more success tomorrow than I had today.

If you check out Hendersonville today, the Freedom Fest is running from 4pm to 11pm at Drakes Creek Park. Fireworks are at 9.

Thanks for checking in with us boardies! We do feel 'part' of your move.

One word about "bonus rooms". There are a lot of different 'styles' and sizes of bonus rooms. Some are open to the stairs, some have slanting ceilings, some have add on heat and air and some are hooked up to central air.

The one in the house we bought is now my office. It has straight walls (no slants) and crown molding (odd in a bonus room). There is a good sized closet and built in book shelves (and central heat/air). It could easily be a bedroom and might even be the biggest room upstairs.

Anyway, you may find more "bedroom suitable" bonus rooms on your search. And houses with 3 bedrooms and a bonus room might actually be '4 bedroom'. The only difference (legally) is that a bedroom has to have a closet. And some people don't mention this because I believe the taxes MIGHT be different (they would be in CT).

Also, we have a small 1550 sq ft house and there were 4 colors of wall paint. Yellow, green, red, and brown. Before we moved in we had the entire inside painted for about $1500 plus paint. BEST $1500 we ever spent. So don't be turned off by wall colors. Easily and reasonably 'fixed'. PM me if you need the name of my painter.

I agree with that bonus room that can sometimes be used for another bedroom if you need it.

Looked at 7 or 8 houses today. Now it basically is a matter of considering the houses we like most vs. the school our kids would attend. It comes down to Independence vs Franklin vs Ravenwood.
