Just curious on peoples thoughts of this subdivision? I know location isn't totally ideal with being down Concord road, but I do like the schools it goes with. Were all these homes custom? who was the builder?

They were not all custom. Some were built by John Weiland Homes, some by Cates and Kottas, and I can't remember the others. All local or regional builders.

They are all high-end and well built. The neighborhood is just kind of a pain to get to. But it is very nice. There are quite a few for sale there now, and it is pretty representative of the average-price Brentwood home right now.

I would avoid any severely sloping lots. It is zoned for excellent schools.

I know a family who moved there, thinking they would get used to the drive. They didn't. They sold last year. It's gorgeous though! If you work from home, this could be a perfect situation.

In that school zone and price range, I would consider Lansdowne, Chenoweth and Brent Meade.

The homes are older than Bonbrook, but the convenience would be worth it, to me.

Chenoweth is wonderful. Very active neighborhood, with social clubs, groups, tennis and pool facilities.

Bonbrook is a pretty neighborhood but if you have children I would highly recommend living in a subdivision with a pool (like Chenoweth or Lansdowne) if you don't buy a house that already has a pool. Also you have to know which section of Bonbrook you're looking at. Bonbrook on Concord (newer and the eastern side of the subdivision) is zoned for Crockett and the Estates of Bonbrook (western side) is zoned for Edmondson. Both are zoned for Brentwood Middle and Brentwood High.

Just a note: If a house is zoned for Crockett, it'll be zoned for Woodland Middle and Ravenwood. That's the system's feeder pattern.

This is the case with Bonbrook on Concord.

I wouldn't buy a house based on zoning, especially one that feeds currently to Ravenwood. The county is doing a county-wide rezoning this year.

Seriously I don't think the Estates are that far out. The first entrance into the Estates section is across from the Governor's Club. The other section is a couple of miles further out, and for whatever reason, that seems a lot further out to me. The Estates has nice flat yards and good lots. The other section is pretty hilly. One of our friends houses in that section is one huge slope, I would hate that. But they aren't outdoor people.

Chenoweth is a great neighborhood, but not comparable to the Estates section of Bonbrook IMO. I love Landsdowne. Brentmeade has some newer houses in sections.
My fav. neighborhood in your price range would be McGavock Farms. It is really nice, great lots and you can walk to the highschool if you have a child that age. Also, I would not expect it to me affected by any rezoning- at least not on the middle/high school level.
