So we are brand new to the area and are looking to rent (and of course eventually to buy) Guess we could rent a decent two bedroom in this area for 1k or less per month but the houses are really expensive. Can someone familiar with the area let us know where there are nice condo's/apartments and homes close to Brentwood and Franklin within commutable distance? (20-25 minutes?) Bellevue maybe? Again we've done some research but it's a little overwhelming at this point and we're trying to get some ideas from locals. Thank so much. Nashville is great and we're looking forward to being a part of it.

Most of my friends who have your parameters live in Nashville in the Granbery Elementary school zone or in Bellevue in the Harpeth Valley elementary zone.

You also can rent a nice apartment in the Kenrose school zone just south of Brentwood (Cool Springs area) in your budget at Alara Farms.

Thanks! I might check out Nolensville as well. Brentwood and Franklin are quite nice but from driving around (maybe I'm just driving down the wrong streets) it seems like most houses are 4,000+ sq. foot mcmansions which we really don't want or need. Did a little research on Nolensville today and it looks like I can buy in the 200's or perhaps rent reasonably over there.

Yes, Nolensville is for people who don;t want to pay Brentwood prices but don't want to be as far south as Spring Hill. It is still a haul to most amenities, though the basic grocery stores are there near Nolensville Rd and Concord.

I was going to recommend the area along Old Hickory Boulevard between I-65 and Edmonson Pike to Nipper's Corner as well. I believe that area is in the Granberry Elementary zone. I'm not sure if you could rent a house for a $1,000.00 in that area but you may be able to find a 2br apartment or a townhome for around that amount.

If you'd rather be in Williamson County, then I'll also second the suggestion for Nolensville.

As suggested above, Nolensville, Nippers Corner, and McMurray areas are attractive choices for just outside of Brentwood. Good school rankings and consistent home sales help. There are also Brentwood homes within the $200s - Chestnut Springs being an excellent example; community pool, walking trails connected to Owl Park, and the $80 HOA includes front lawn maintenance.

Actually, a foreclosure just hit the market in the heart of Brentwood on Holly Tree Gap for $295,000.
The affordable rentals in these areas seem to be going quickly. Have heard from a few homeowner landlords this week that have successfully leased their home quicker than they expected, with lots of steady interest.

Any questions on teh conveniences of these areas? Does south Franklin come into the mix of locations that might work for you?

We just bought a small house in Fieldstone Farms for $225,000 but there are some going for less. It's about all we could afford in Franklin BUT the location is great. You can use realtracs.com for rentals, also. There are a few in your price range at the moment. Not sure they are your cup of tea but . . . . I have friends who live in Bellevue and really love it. We looked in the $200,000 range and had to go up slightly but could have gotten something for $210,000 - $215,000. Not EVERY house in Franklin is a McMansion! Some of them are just little "sliders"! Good luck! I love it here!

Thanks for all the input from everyone. Franklin may be an option since at least initially, we plan to rent. It seems as if there are a lot of good areas around Franklin though so we have our work cut out for us.
