I start a new job on Monday, how long should we wait to apply for a mortgage if we want my income to be included? Or will they even consider it? I was thinking a month or two. My husband employment has been stable, same job for the last 11 years (military). We live in Texas. We tried using him only on the loan, but they considered my debt, etc. because we are in a community property state. They said our debt to income ratio was too high, even though we pay all bills on time no collections or anything. We just applied for that mortgage this month with USAA. How long should wait to apply again since I'll be working now?

Is there a large job gap? Are you a W-2 employee or self-employed? Does the new job invlove commission or bonus?

No, there's not a huge gap, about four months. We moved to San Antonio from the United Kingdom. I worked the entire time we lived there, through the US Government and on the local economy. I will be a w-2 employee and the new job does not involve commission, maybe annual bonuses.

I live in a community property state and was able to secure a mortgage without my husband being on the mortgage or part of the loan app process.

we pcs'd and rented an appartment. immediately started looking at houses with a realtor who put us in touch with a bank. the lender worked up the numbers based upon my employment history and field. i began working working two weeks later, we found our home and the loan was processed immediately. do you have a stable work history and your degree in the same field?
