Does this neighbourhood exist? (townhouse, to buy, schools)

My husband and I are looking to buy a house in a neighbourhood that meets this criteria. We can move anytime from now to next July 2020, so timing is flexible.
1) Detached house (or townhouse with yard), 3 bedrooms+, budget of 450k.
We have a very active black lab, and even a tiny yard would make life easier.
2) Walkabilty. We don't currently make good enough use of Plateau's many restaurants, bars, and cultural activities to justify the cost of living here. But we also don't want to be stuck driving everywhere. It would be nice to find a middle ground--somewhere where we can walk to a grocery store, park, and a few coffee shops or restaurants.
3) Easy public transit (bus or metro) to downtown in less than 45 mins. At least a direct bus route.
4) A decent minority of English speakers. French majority is fine, but hyper-French would be a rough fit since I'm still learning the language. We plan to send any future kids to public French schools, but it would be nice to have a mix of people.
Does this place exist? Coming from the U.S., we want to avoid the soulless, strip-mall saturated suburban sprawl. But we also don't need the liveliness and culture (and expense!) of neighbourhoods like Plateau. What's the middle ground?
Note: We've looked at the Ville Emard area between Angrignon Park and Monk station, and we've also looked at Verdun. Both seem nice (and metro access is a huge plus), although it's hard to find a home with a yard in our price range that's not in pretty rough shape. So we're extending the search to the 'burbs to see what's out there.
