Brand new business park coming to Montreal Est, 40NetZERO. First of many to come to Montreal Est (they are giving themselves 30 years to fully develop the entire sector).
Plan includes
- 3 Million sq ft of development
- 4,400 rental units
- cafes, restaurants, bars, commercial space, conference rooms, etc..
- First building to be built on this site is 400,000 sq ft, tenant not disclosed yet.
These Petrochemical plants used to take up a big chunk of that town, and still do. I’m kind of glad they have a long term urban planning scheme to tempt investors in that part of the island. I am hoping it can really effect a turnaround and more pleasant business environment after years of fallowness. Also looking forward to opening up the river views, but rather unsure about the outcome, architecturally, of the residential component.

I'm so happy there's a plan there, it's the ugliest part of Montreal and the worst in terms of air quality and pollution. It's gonna take a long time to re-develop, but if all goes well, this area can easily fit an additional 100,000+ people.
They eventally want it to be a mix of a TOD/Technoparc and I hope it can be done soon. If we get a good plan to replace REM Est, it'll be another plus for the area.
I do agree with opening up the river views, a nice urban beach would be fantastic there, albeit the water needs a good clean-up. It's doable, just lots of logistics at hand. As for the architecture, it will definitely be the standard Montreal prefab brick/concrete, 6-10 floor development, maybe some high-rises here and there. I'd be shocked to see pure glass towers go up in this area.
The residential component could actually, if smartly implemented, be novel and attractive with the river views, etc…
I’m hoping this won’t be a wasted opportunity. Same with the REM. I’m pretty happy the Caisse stepped out of there, and I think that a more localized train, connected to metro and better bus service will be implemented. That part of the island could become pretty attractive if the talent to effect change is put to profit.
Pending a vote, +1900 units in the new TOD being built near L'assumption metro. This one is a bit controversial since a small forested area is on the chopping block. Pretty much everything being built is 12 floors or less. So far, about 4 high-rises are U/C in this area.
