Buccees hasn’t been around long enough to influence growth, a lot of growth it has received is being a 1.5-2nd ring Mobile suburb. That’ll be a lot of the future growth but also Buccees will push that growth and Loxley is also trying to be a mini hub for distribution

I would considered Buc-ee's to have positioned themselves due to the growth and not the other way around

Well looking at the June 17th planning commission it looks like Residential Lots are subdividing (which is great for infilling) Commercial lots are either being divided unto one plot or subdivided (both are good) and there's currently 4 PUDs up for consideration, which I believe have all been talked about in one of these threads

So Mobile MPO released their update 2045 long range planning for the Truck Bridge project (I'm not sure if I like the plan) but they also updated the Visionary plan with 2 notable projects. The visionary plan are plans for the county but there's not enough funding allocated to complete them (yet). For example expansion of highway 193 to fowl river, I-10 expansion from Grand bay to the state line, I-65 expansion from highway-198 to highway 43, highway 43 expansion to county line are all Visionary plans. This latest update they added highway 45 expansion to county line (I assume it will go to Mississippi if its ever constructed). Curious why they just now added this to visionary plan as I imagine this would be the first project ALDOT would do with the list of visionary projects. Another project of note is a new alignment from Chickasaw's I-65 exit (Lee street I think) to the intersection of Highway 45 and Bellcase Road (the end of University Blvd). Which I think is great as there's a lot of land to develop in that area

Reading more on the Bay Bridge project, Phase 3 will include the "reconstruction" of the bay with new 3 lane twin bridges. Which begs the question, are they getting rid of the original bayway because it does say "reconstruction"? or are they leaving it there since you know "don't replace what ain't broke" which will be five interstate lanes (7 total lanes because of causeway) one way instead of 3 which would make way more sense, and also I think having multiple bridge would be a good idea because if a major wreck happens you can just redirect traffic to other bridge

Does phase 1 mean they’re gonna construct the first half of the bridge and phase 2 means they’ll build the other half? It’ll take them 30 years to complete these 3 phases and it’s just for trucks for an unspecified amount of time

Phase one is just one of the bridges, the second one will be built in phase 2. Also cars are allowed to use the bridge but they will also be paying the toll
