Just wondering if you were to pick between 2 Edina homes, one in Indian Hills with iffy curb appeal vs. a gorgeous one located in the Hopkins school district, which one would you pick?

Hopkins schools VS Edina schools?

Would an Indian Hills home be more valuable in the future?

I'd choose whichever area has the highest concentration of gourmet pastry shops.

Yes, I hear the area's known for it.

But all kidding aside, both school districts are generally viewed as excellent IMO (Edina might have an edge on perception/name recognition). Being someone that's not familiar with Edina, I have heard of Indian Hills so it must be viewed as a desirable location within Edina. Regarding curb appeal, if the home with iffy curb appeal has potential for great curb appeal with a little work- assuming it wouldn't be crazy expensive to do so, you might have better resale potential with the one with room for improvement and need for a little vision (what year was it built? Older homes are often easy to add curb appeal to as their "bones" are good). But there are so many factors to consider with buying a home- location, condition, floor plan/features, nearby amenities, feel of the street and surrounding blocks, etc. it's hard to give advice on something like this.

Simple answer is yes, Indian Hills would be more 'valuable' later. People here with kids care about schools, they want their kids in top districts and if they have a choice between a similar house in Edina Schools vs Hopkins schools, they will chose Edina more often then not. Hopkins isn't a bad district it's just that Edina is better. It has more name recognition when applying to colleges as well.

You can always change the curb appeal of the house but you can't change the location.

Edina SD is perceived as better than Hopkins. It's not but, as you can see here, that's the perception that may eventually drive more buyers your way in Indian Hills, and increase the relative value. Don't count on the value of either home really appreciating to any significant degree, though. Those days are long over. You'll just have more potential buyers.
