Hi there,
I am a 24 year old white male thinking about purchasing a duplex in Milwaukee because I am moving there shortly. Which one do you think is in the best neighborhood?

8688 W Medford Ave

1322 N Hawley Rd

3361 N 28th

2532 W Burleigh St

Safety is number one for me so any advice you could offer would be appreciated.

Let's shorten up the ol' list here. Forget about Burleigh and the 28th street address.

Hawley Rd: That's the top of the list, which I've now shortened to two contenders. Hawley Rd. is a nice area, nice old houses, nice neighborhood. There is obviously pride in the area. Washington Heights is a good area to live, and becoming more desirable. Especially in terms of investment, that's where I'd buy.

Medford: I wouldn't be comfortable there. That area is really spotty in terms of crime. There are some nasty sections of the city out there, and some OK ones. You don't see the sort of pride that you would see in the Hawley Rd. neighborhood.

I don't know if they are in your price range but I see plenty on the east side near UWM.

Your Burleigh and 28th Street addresses are literally in the middle of one of Milwaukee's most troubled neighborhoods right now. If you were to live there, safety would be a major concern.

Hawley Road is your best bet. This is a nice west side neighborhood that is very well situated -- close to Downtown, close to shopping and offices in Wauwatosa, lots of trees, parks, and things to do.

Check out the Medford address. I personally am not a huge fan of the Northwest Side, but some good deals can be found there. It's a bit further removed from the "bustle" of the city, but there are places up on the Northwest Side, mainly concentrated near tracts of crappy multi-family housing, where crime and delinquency are major concerns. So spend some time checking out the address and choose carefully.

Hey guys,
Thanks for the awesome feedback.

I am looking for a duplex around 100k in a safe neighborhood. So, Is there stuff like that near UWM? Is it safe there?

Here are a few more, any opinions on these? I really appreciate your guys' help by the way

If you're looking for a duplex for around $100K, your options will be quite limited. In fact, I would wonder about a duplex on Hawley for that low of a price ... most duplexes around there would be in the upper $100s low $200s. You are not going to find a duplex near UWM on the East Side for less than $250K. If you do find one for that low a price, it's probably a dump.

Let's see now ... you've got mainly South Side and North Side addresses here. If I were the Single Man, no wife or kids to worry about, I would live in any of these places. But I'm a "city guy," so my standard of "safe" might be different from your definition of "safe." The only addresses there that would truly scare me off would be North 4th and maybe North 36th Street. But none of the addresses are going to be as "safe" as the 'burbs. You're going to have make a decision as to how much drama you're comfortable with.

Awesome guys, that's a ton of help. Yes, my options are limited, but I'll find something that's not too bad.

I am a single guy by the way, but I am thinking about renting to some of my friends who happen to be women and I want to make sure that they have a safe neighborhood to be in.
