I fixed up a house and am putting it up for sale. Because of the money I have put into it, I am unable to pay a 5 or 6% commission. Am I able to call up realtors and offer a 2% commision if they are working with a client who might be interested? If so, how should I go about doing this?

Those fees are usually set by the realtor's company that they are associated with.

I am not 100% sure, but I believe you can still negotiate. Call around and ask several places. I would call a specific realtor if possible, and not a specific branch like century 21 or Remax etc. They may be associated with them, but you might be able to get around a standard response of "no, we can't do that."

They work very hard for their fees. They also have expenses. Try selling the house on your own and see what happens. You can always sign with a Realtor later.

You house will be ont he market for four years, so try a few years with a realtor and a few without and see which you like better.

You can ask, but most realtors with a brain will decline your offer. A 1-2%, split with the buyer's agent, means .5-1% to the realtor. Hardly a way to make a living.

You made a bad choice to spend money to fix up a house that is in excess of what you can get back on your investment. Either keep/rent the house, or expect to bring money to closing.

We sold our house with a realtor in 4 1/2 months. I honestly believe had we listed it for close to what we sold it for at the start it would have sold MUCH faster. Google for sale by owner. There are sites that will list your house for 3 or 4 months on several sites for about $400 or so if I remember right. This includes realtor.com If the house is decent and the price is right and it's in a decent area I'm sure you could get it sold. Good luck. Realtors are thief's in my opinion.

Even though I was planning on FSBO, I wanted to market my house by offering a 2% commission to the buyers agent. I was hoping that an agent wouldnt mind showing my house to their client because they would make something off it. Thanks for the continued help.

And just why would they want to take their time away from showings that pay to help you make money?

I am sure it is a mixed bag like every other profession. The Realtors I work with are very professional and honest. I could never deal with what they do.

Wouldnt a buyers realtor make around 3% anyway? I dont see why they would be against showing my property if it fit their clients description and make 2% off the sale.
