I had a lnd contract with a tenant, which expired on Sept. 1st this year. The tenant has breached the land contract by refusing to make payments as agreed in the land contract, exactly four payments behind. I have served the tenant with 15 day notice papers. The thing is, is that I am going into foreclusre on the house now, and the tenant refuses to move out, and has even put his vicious dog at the front gate so that I and the real estate person can not come on the property. How do I go about getting back my property or even going on my property with the dog there. The 15 day notice tells the tenant that he has 15 days to either pay the money he owes or move out because the house goes back to me, or I may take him to court to evict him if he does not. I have tried talking to the tenant and have tried to be civil in this, but now I need to know what to do other than shoot the man's dog to gain entrance into my own property. Please help!

Don't hurt the dog, you will be in jail. You need a lawyer.

First thing I'd do would be to call the police and see if they would be willing to help you (escort you) onto the property.

My guess would be that they won't, because they're not going to get into a tenant/landlord dispute, but it could be an easy way to at least get onto your own property (not sure what you'll do when you get there though).

Other than that, you'll need a lawyer to help you file eviction paperwork and get a judgement against them.

I work with a few realtors. They have been paying people to leave. Cash for keys. The last house I know the people got $2000 cash. That could be cheaper and quicker.
