My wife and I have purchased about 10 acres of property in Acme, near Traverse City, and plan on building our retirement home there in about two years. So, we have plenty of time to plan and are looking to build a well-designed, nicely constructed home with a low energy budget (well insulated, etc.). We're looking to spend about $400-600K on our dream home and I'm looking for suggestions on a good quality builder in this area. Quality and comfort is more important to us than square footage. We'd like to build a home for one-story living, i.e., kitchen, laundry, and master bedroom on the main floor, with an upstairs for spare bedroom/study and a rec room and exercise area in the basement. The local home owners association requires 2000 sq ft, but that doesn't sound like a problem.

Any and all suggestions appreciated!

This builder does a great job on his projects. I'm slightly biased as he does contract my company for electrical work, but I have seen the quality first hand!

I am also considering building my dream home in that general area. Not Ted Turner (but a cash customer) I would like to know who is reputable to use in that area. It looks at this point like I will go modular if I can, and will most likely select a non-developed property needing land prep, etc, and construction of peripheral extras which are very important, possibly extensive - don't know for sure at this point. All I know is that I am planning on something less than 1700 sq ft, and architecturally a beauty - I need to know all the possibilities of exterior finish etc - and most of all, I need an idea of the costs to do such. Appreciate any leads with those things in mind..I'm in the planning stages at this point but have seen some possible sites to consider so I need to have some info regarding the costs of doing such. Need to know such before I proceed with this idea.

I work with a few local builders and the thing I like about Brad is that he builds quality regardless of the home size. I've worked with him on a deluxe lake home, a modest lake home, a small bedroom addition, and a winery. Each job was different in scope and budget but all jobs were excellent.

Ludwigvondrummer - this is very useful information, as we're planning a house of less than 2500 sq feet. It is a common worry that high quality builders prefer to concentrate on exceptionally large homes. From your description, a visit to meet Bradley Wheeler is in order. Thanks again.

Does anyone know an 'average' cost per square foot for custom building in the TC area? I know it will vary widely, given an owner's particular choice in flooring, insulation, finish work, etc. but I'm looking for an average value for budgeting purposes. Thanks in advance.
