Hello everyone,

I moved in with 3 girls in August, and one decided to get a dog over the summer although it was breaking the lease contract we had all signed months earlier. I was never home because the dog was not house trained, and it consistenly soiled the carpet surround my bedroom door. When one of the roommates and I had a falling out, I quickly moved out so that we could have a subtenant move in asap because I couldn't stand the smell of the carpet anyway. The roommate which is the lease holder told me if I payed december rent, I wouldn't have to pay anymore because they would find a subtenant by january. Problem is, no one wants to sublease because the front hallway has an unbearable smell. I told the realty office about the dog, and the situation has been resolved. Now, I need to find a subtenant which all my roommates will agree to, but I am worried that they won't because they want me to continue paying rent. Any advice?

Pick better friends? Other than hiring a lawyer which might cost as much or more than paying the 7 months remaining on the lease, you may be trapped.

I am confused..you stated "...the lease contract we had all signed months earlier..." then later say "The roommate which is the lease holder ..." Who is legally responsible for the lease? Did you all sign with the management company?

You don't have to hire a lawyer. The dog owner violated the contract and you had every right to leave because of it. You owe them nothing. Keep and make records of everything. They may try to sue you in small claims, but once you tell the judge that the dog owner brought a dog in in violation of the contract and created a serious health concern, which forced you to leave against your will, I think the judge will be sympathetic to you.

...and pick better friends.
