Hello everyone,

I should have closed on the sale of my home last Thursday and it turns out I was dealing with a weird bunch. I will try to set up scenario as easy as I can:

1. mls listing 329k
2. Three men knock on my door begging to see the house on Jan 6th, I say ok
3. they put a verbal offer for 320k, I say ok
4. We sign the contract on 1/10 for 315k because he says he cannot make closing cost if I do not lower it
5. They get aproved for 329k on 1/8
6. they call me and tell me they need more time because they did not get aprooved for the full amount. Im think yes you did, even closing cost. I have already lowered my amount 14k.
7. turns out when they saw my home was appraised at 343k they went without my knowledge and added and initialed my name and changed the price to 343k. Since it was done without my knowledge or realtor the mls was still 329k so there bank did not aproove.
8. they called me and asked me to change the mls so they can get money back to fix up the house. I said ok but now you can cover your closing cost and I want my 320k that we originally agreed. They also needed extension till 1/28 to work on this new financing. He was angry that I asked for 5k more. And I was internally pist that they were trying to rip me off and forging docs.
9. I told them to think about it and call me back.
10. They called me back and said "we consulted the saints and "ochun" told us that the saints say this is not a good business venture for us and we need to pull out".
11. I said ok hung up and busted out laughing and than called the title company to let them know.
12. Meanwhile, they have not signed the release to get out of the contract and I lost a very serious buyer because them.
13. I imagine that eventually I will get the 1k deposit that they put in escrow, but they does not solve my problem. They wasted my time!!!!!

This could only happen in a third world country and Im sorry to say "only in Miami".

Too funny. The only thing that really surprised me about your story was that they weren't nastier, or viscious. Some people have some loose screws, be careful. Also, don't ever let people into your home to see it without an appointment and your realtor, God knows who they could really be. Good luck.

I would like to add, that when I got off the phone, I abrupted into, Im not sure if it was shock, nerviousness or what but I could not control my laughter!!!!!

Chelito, when they knocked on my door, there was about four people here. I actually had company and it was in the middle of the day. But in the future I will be more cautious.

The saints eh? Were they all dressed in white? That was a funny story but not so funny actually. I'd be pissed out of my wits now and aside from getting their deposit money, think about getting a lawyer if you have prove of the forged initials.
I'd be afraid of anyone coming into my house even if I was not alone. You never know when they could come back and do something else. I don't think coming with a realtor would change anything in a sick mind. AND THIS IS NOT EXCLUSIVE TO MIAMI!
If you are selling by owner, just put a flyer tube and specify BY APPT ONLY and pre-approved buyers only. You will still get those that maybe are just pre-qualified or with nothing at all but you'll limit the exposure.
If you don't like what you see, you don't have to let them in anyway and if you get any incling of trouble, call the cops for trespassing or activate your silent alarm.

At least you keep that $1k which should make up for your time. Those guys wasted your time and deserve to forefiet the money

Nope.
needs affordable home, it doesn't make up for my time. I had another couple that was really interested in my home and wanted to sign a contract but I was already tied to the original one and they needed a home immediately. They are now closing on the house down the street on Tuesday. So I lost more than my time. I lost a legitimate sale.

They weren't in white but they had the beaded necklaces on. I wonder if the "saints" told them they would be loosing 1k????

I do have proof of the forged docs but attorney fees could be more scary than taking these people to court. Also, am afraid of any retaliation, I have three teenage boys and these people already own a home in my neighborhood and live a block away from my moms. Although we will eventually be moving out of the area my mom and dad stay in the same neighborhood. I have put alot of thought into this.

Wow I feel really badly for you. I was going to say to go through legal steps AFTER you moved but I guess not if your mother will still be staying close by.
Then I saw your response to NAH because it would have been great if you could have called those people back.
Next contract, give them just a few days to come up with all the financing and get a 2nd standby buyer that might wait those few days.
