Such a bummer that I could never make it work with my commute now. Yeah, it's not the greatest neighborhood, but it's a lovely space at a decent price and close to the main restaurant row in Worcester.

This Georgian Colonial in Concord is stunning. Large price tag, but 8k sqft and 1 acre will do that. Obviously, it’s hard to imagine living in a house that big. But if I did…

What is the obsession with "list" price. The list price in Westwood at the lower end of the market is akin to the starting bid price on eBay or at auction. It is just something to entice bidding. At the higher end of the market it is more of a "this is what we would like to see" number because it's far less common for their to be many multiples of interested parties.

I'm going to go out on a limb and guess that the Zestimate for houses at 3x the median for a town is not all that reliable. I feel like ChatGPT would do a much better job with appraisals at this point.
No obsession w/list price. I just think it's getting kind of ridiculous that realtors under price to the tune of $100-300K in some cases.

I think it's clever like a fox.

If someone has a budget of $X and sees something they think is out of their price range listed in their range, they're more likely to try to stretch their budget beyond $X to get it even though it was never going to sell for anything close to the original list price.

If you're shopping in a specific price range, let's face it....$200-300K over list is usually out of the question as far as stretching it is concerned for most people.

I like a lot about it. I love the architecture of the historic building, the layout is funky (in a good way - for the most part), more bathrooms than I'd expect in a similarly sized/priced condo, good size kitchen and bedrooms, two off-street parking spaces, etc. But the killer for me is that "Living room." It's tiny and awkwardly situated. I'm sure it's fine for some, but I'd hate having my primary living area be a lofted nook with a very low ceiling and minimal square footage. Perfect for a secondary reading area or quiet space, but not my first choice as a living room.
