I get what you're saying. And I also didn't want to replace my roof, but it was necessary. The good news is my house now actually does look better. The faded, grimy 3-tab shingled roof that the prior owner put on has now been replaced with professionally-installed architectural shingles and the difference is night and day. So yeah, it's still not exciting, but it DID increase the overall appearance and curb-appeal, if you will.

Things that you HAVE to get done are the worst and eats into the budget of the fun stuff. Oh ok, 8k to remove some trees off the front lawn...well that sucks.

There are a few jobs in Southern NH because of the 0% income tax. It's not a lot though.

Boston would of course be out of the question but you could do 128 from the NH border towns. It wouldn't be great but I think it would better than Shrewsbury. It's still the same deal - you're only looking there because can't afford closer.

While it's true that people do move further out due to budgetary constraints....it's also true that not everyone wants to live in crowded suburbs closer to Boston. NH and some of the leafier suburbs provide more greenspace and less traffic so maybe people value that more and will take on a longer commute if they only have to go to the office every so often.

Anyone know why I'm seeing this written in listings frequently lately? 'Buyer/Agent to do all due diligence.'
Is having this in there some sort of legal protection for the seller and their agent if buyer purchases and finds an issue with the house after the fact?

In theory yep. You should assume there are issues if they put that in there.
