With not being flexible on the cul de sac, which is fine, but how many streets are like that in a community? And they'll have few houses. I'm betting lots of them in the higher end towns are sitting in family trusts and won't even be for sale generationally. When you're this well off you can can want what you want, but a house might not come on the market in any one street for many decades. Unless you just get lucky, its a long term waiting game.

If one is willing to overpay … perhaps significantly … there is the ability shake loose properties which might not otherwise be on the market.

I’ve seen this play out with a desirable property in a desirable south shore town, but it requires both substantial capital and a willingness to pay well above market value.

We live in Lexington now (looked good on paper..) and it's not my cup of tea. Would prefer not to go into details about this subject.

No offence but I'm here to find more about North Reading , not to explain my preferences and life choices....

If you have plenty of money why not have your realtor do a mailing to your target neighborhoods, and maybe as Shrewsburried said you can shake loose a property that might work for you. Maybe someone is on the fence about selling. If someone is willing to pay top dollar for the perfect neighborhood and even more than top dollar if the house itself is a perfect fit then you might net what you want that way.

As Timberline suggests, doing things the usual way may not work for you. But as I mentioned, a lot of these neighborhoods are newer (meeting your newer house requirement) and people just don't up and leave Andover if their kids are already immersed in the school/community unless they have a really good reason.

Maybe identify a few neighborhoods and/or houses and use the assessors database to find out who owns them and either you or your realtor use some sort of personal approach and see if you can get something that way.

At one time Rte 28 in North Reading was a crappy looking stretch of road and it gave the town an undeserved ad name. Not so any more. North Reading is a fine town.

Ok ... the conversation moved very far from my question, most answers suggesting it's impossible to get what I want in Andover and I should want something else altogether or somewhere else altogether. Here are example of houses sold in the last 6 months in Andover that fit my bill . I was not here to see them but on paper they look good to me - which I can't say about any house listed now in fall .
This being said, I hope this will revert the conversation to my question about North Reading. I am not changing my house requirements, street requirements, schooling choices - and the only town other than Andover I am interested in (temporary or permanently, TBD) is North Reading. Thank you.

Fairway is right off of Lovejoy rd which is busy, a throughway to I93.. The last one is a friend's ! It is beautiful. I didn't know it was sold.
Have seen houses in NR that suits you?

Yes, there are few large neighborhoods that are close to Andover and that would suit us well, there have been interesting houses sold in the last year there too and there's one on the market right now that we are thinking about (I mean we like it - the only potential problem is the zip code). In any case, I was trying to figure out how dramatic would it be to buy in the north of North Reading instead of Andover itself (some locations in NR would actually be closer to the school than some locations in Andover). It's true that it's not even mid-fall but I expect the market to cool as we head towards Thanksgiving, people usually don't like having houses listed over the holidays, and I am getting antsy ...
