My husband and I are considering buying a small lake front vacation home in New Hampshire, Vermont or Maine. We have 3 children (15, 9, 7) who are all good swimmers. When I was growing up, we spent summers renting a place on Lake Winnepasauke (sp?) for the month of August. I have such fond memories of this, that we are hoping top create that for our children as well. We live in the Boston area and wouldn't want more than a 2 1/2 hour drive. We would spend approx. 400K on a home. Is this just a pipe dream, or does this sound like a reasonable request for a vacation home? Does anybody out there have any recommendations for areas within that price range, distance, etc? We would be forever grateful for any advice... Thank you all in advance. BTW, we are looking to buy in 2009...

You could find lake front property for 400k......I do not know if it will be what you want though. The bigger lakes command more money.......the small more secluded lakes you can find better deals. I grew up outside of boston spending summers in Maine on a small lake near the lakes region. What are you looking for?

Welcome try, as fly has stated, the prices are going to vary based on which lake, how much frontage and what type of structure you are looking for. The market may also be very different in 2009, we don't know who the President will be, what the interest rates will be and what the real estate market and general economy will be doing. The secondary home market is different from primary homes. I would make friends with REALTORS in all three states and have them "interview" you for exactly what you are looking for. Once they know, they can send you MLS listings that match your wants and needs by e mail on a regular basis and then set up home visits when you are up this way. Good luck and welcome to the forum!
