That's exactly what happened here. The REALTORS started HOA's, had nothing to do with any neighborhood knowledge, just started them and took control. With full cooperation from the city. I find it extremely sinister and in many cases I liken these folk to 'block captains' It's not good.

One new fellow said to me, "this is a dangerous neighborhood (first of all, it ISN'T)..
My reply: "yes, long about the time you folks arrived, it changed."

And that's the truth.
Watch for them to start trouble, or sell to gang-members to scare you out of your property.
Don't fall for it.
Your property is likely very valuable as mine is.
Of course, wonder of wonders: two years later the whole neighborhood is being rebuilt by these 'dangerous' people, to up their property values and everyone is 'waiting on the casino'.
MONEY !!

Any coastal property is valuable. Don't let them take your beautiful place away.
That is exactly how it started here.

You are not dealing with a good bunch.

It's some kind of plan to take over all the property. I've found lawsuits filed concerning same. It's definitely a plan because of the way it was rolled out all over the place. By groups who travel from place to place. Keep an eye on them. You'll see what I mean.
For awhile they moved in and out like street cars. Then they settled and the games began. I'm not easily effected but most people would not have seen through it as I did. My grandpa made me aware this would happen due to the gambling license up the street but it is happening with lucrative property everywhere so it's something more sinister.
Just my opinion.

I have an older SUV type vehicle.

Having problems getting it to run right now. But I hope to have it running again soon.

A long time ago, we lived in Northern California miking goats, we were looking for land to buy, and we kept finding these associations.

A couple folks want their land accessible with new pavement, so the entire association pays for it; even though the pavement does not go to all of the land-owners lots.

Then some included rules about the minimum square footage of your house, or the colour of your roof, or the type of siding you must have.

It seemed as though each lot we looked at with an association, had a long listing of requirements that the association put onto the land-owners.

Some of them were setup by the realtor/developer to whatever requirements he thought would benefit him the most.

Ugh.

I'm an old car fan !! We had cars around from before I was born when we lived farther out. That house burned and when we were away some lovely person came and towed away all the cars. Or I believe I would be driving one this day. Oh and yes, some of them ran. Old chryslers with the fins .... those big chevy bellairs?? I think??

We lil ones used to sit in them and 'take road trips'. It was cool.
At nights during the summer we would 'camp out' in them. That was VERY cool.
I remember passing many a day out under the shade trees in those old cars, munching on cheerios and imaginating up .... EVERYTHING.

I guess I don't sound much like a city girl. It got here and I gotta get outta here.
I'm not jealous, I'm thrilled for you. How neat is that??

Default associations

well that will limit where I go... I will not be party to any such stuff and nonsense... I have seen too much of the goings-on of associations down here in the condos that my employer manages for the individual owners.

NOT a good thing, really not...

Which is largely why we love it here in this unorganized township.

No body makes planning zones, nobody breathes down your neck, houses are often a mile apart. Half of the properties are owned as seasonal camps, so the owners are rarely around. And everyone has their own stretch of river all to themselves.

And like in our case the forest is so thick, that you just can not see 20 paces through it.

For the sense of isolation and feeling of wilderness; yet 20 minutes and we are in downtown Bangor.

The Volvo Line is at 45 degrees north. It runs east to west and is just above Orono. That's half way from the equator to the north pole and also half way up Maine. Anything below the Volvo Line is lower Maine. There are no Volvo dealers above the line and no Volvos except the occasional sojourner with an "outa state" plate on his Volvo. I know of one Volvo up here. It's old and decrepit like the retired professor who owns it.
