I posted on here a couple of weeks ago about the conditions of the house we rented...missing storm windows, lack of heat... Well, this is what we did... we sent them $600 and told them no more money until these issues were fixed. Their handyman came out...has no clue what is wrong with our heat...said he would fix the windows (but probably only two or three at a time)...NOTHING has been done!!!! NOT a thing.... I Know I need to get legal help, but I was hoping to avoid it. Last night I was browsing on craigslist...they listed the house for rent 12/28???? According to my children this house has a rep...People move in, stay a few months and leave...Just want to say, I've done some research on my "landlords". They own a Million dollar bed & breakfast in CA & several rentals in Maine!!!! We were sent a 7 day notice on 1/5 for $912...rent is $600 mth & we agreed on $300 for Dec after the horrible clean up, but we also specified we expected STORM WINDOWS & HEAT!!!!

Maine law is very favorable to tenants.

Read your lease/rental agreement. Understand what you (and he) have already agreed to. Do NOT violate the terms of the lease (i.e., underpay the rent); it weakens your case.

There should be a provision for resolving disputes. Bring these provisions to his attention. All of your communication should be in writing from this point forward.

If he fails to comply with the lease hire a lawyer.

I feel bad about your dilemma. If I had a rental home I'd offer it to you for free the first month. I do know of a couple rentals in Dover-Foxcroft but that probably doesn't do you much good.

I'd listen to what others proposed and get some legal advice fist and then MOVE. It will not get better before it gets worserer.

Yes i concur the law is very favorable to renters. Example: I was renting a duplex and the bank foreclosed on the building. I was not informed of this foreclosure process until The police and the bank showed up to lock the building down one morning.

I told them this was my residence, this is the first i'm hearing about it, and they can't kick me out of my home. They asked to come into the building, I told them no and to come back with a warrant. Upon them leaving I quickly asked my friend's father who is was a police officer what my rights were in this situation, he informed me that no matter what they have to give a 30 day notice of eviction. Sure enough the next morning I met two bank people and the police at my door with a 30 day notice of eviction. I did not have to pay the rent for those 30 days.

I took my rent money and threw a huge party... then vacated the property with 1 day remaining. Also because I informed them that the heat was not working very well, the bank had to send someone out to repair the heat the day after my eviction notice came.

Just my example, there are some slumlords in Maine, but your rights as a renter are quite strong. Get a lawyer.
