Smile the valley

one area that is going to pot is the valley. Now thats a big area but I remember when Van Nuys was not a bad area at all.In todays time it is getting to be a real dump and the gangs have moved in.

Default there's a change...

A shift is happening and many see it but do not understand it. Areas closest in have been gentrifying for a while. Pasadena, Altadena, Eagle Rock, Highland Park, Mount Washington, Los Feliz, Silverlake, Echo Park...all gentrified in the last few years. People are moving in closer and are gravitating toward urban villages. I agree about the valley...lots of it is getting cruddy. We'll continue to see a shift of people moving closer in, some of the commuter suburbs will decline. Other than that, all the "middle class" areas around areas I've lived have improved. N.E. Los Angeles will gentrify next.

It seems like the east side of the Valley has suffered the most. Places like Van Nuys, Panorama City, portions of North Hollywood, Pacoima have taken a beating. However, I was in the west Valley earlier this week and drove around places that I hadn't been to and seen in years like Grenada Hills, North Hills, Northridge, Chatsworth, etc. and these areas are still very much middle class and mostly white. Some of the houses are a little shabby looking and could use some cosmetic improvement but a very large area of the west Valley is still middle class, very clean, and relatively peaceful and quiet--even bucolic in some respects.

Well...you know, I'm not exactly one to go defending SoCal up, down and center. BUT I do have to say just this much. Go on any city of any state forum on this site and you will see people complaining of decline. I don't think it's just a phenomenon of any one city.

I mean you're wise to try to figure out which are likely to decline more slowly, as research for investing in a home, don't get me wrong. But I actually don't think SoCal is alone in seeing a decline of lifestyle, economics or what have you.

Lawndale
The city tries, and there are still good individuals there. I wish the bad apples would go away.

Of course, west Valley is not bad at all, not only Ventura corridor is the only good remaining area in the Valley.
