I've been in Hollywood for 20 years. Very familiar with all 3 neighborhoods.

Highland Park / Eagle Rock / Mt Washington are obviously still super hot but are these houses overpriced or is it still a good investment? Some of these houses were sold for 600K two years ago now selling for 1.2.

Meanwhile Van Nuys is a shthole but the inventory is great. What if Van Nuys becomes the next Studio City or good part of Noho and I'm there before the flippers? With open borders though Van Nuys can end up in free fall. Thoughts? Not trying to flip, I'm gonna live there but might sell in 5 years if I get married and have kids.

I hear Burbank used to be cheaper than Van Nuys because of the airport, then it switched. Burbank's schools are obviously much better. Size is an issue for me, I could get a huge house in Van Nuys, a tiny one in Highland Park or a barely big enough one without a backyard in Burbank.

Trying to find something not too far from Hollywood. Woodland Hills and Altadena are too far. What's gonna be the next hot market in LA? Single white guy with no kids who works from home. Most of my friends are in Hollywood, Weho and Silverlake.

El Sereno could be an option. Before the naysayers come storming in be aware El Sereno is a slowly transitioning neighborhood and some areas are very sketchy - therefore the pricing follows.
The attached example is a pricy example but you could also check out Zillow for a newish 3 bedroom 2 bath house with a great view for 698k. If you look at the street view map you will see why. A nice house in a slum....
Anyway just throwing it out there.

Burbank wasn't too bad 15 to 80 years ago. Don't know now. It isn't LAUSD and because there is (was?) an old Lockheed culture there (which may now may have died off), it maintained its feel. It looked cleaner and more tidy. WIth Disney and St Josephs it had a good employment base. Not as hot as Woodland Hills and it has the train - but not to Hollywood.

Yeah my agent mentioned El Sereno, Glassell Park, Cypress, etc. The word is 10 years from now that entire area will turn into Silverlake. Burbank seems much nicer and safer now, but I'm guessing eventually Burbank will end up like Van Nuys and Highland Park will end up like Los Feliz. I could be totally wrong of course.

I don't have kids so schools are only a factor due to resale value. I don't even know much about Lockheed culture but not surprised it's not as tidy as it used to be. Hollywood is unrecognizable from 10 years ago. Much dirtier now.
