My husband and I just lost the house of our dreams in Greenway Crest when someone swooped in with a full cash offer. Nothing else on the market appeals to us. We are looking for a 3 bedroom home, preferably with a pool, in the Greenway Crest, Greenway Parks, Highland Park West, Highland Park, University Park, or Devonshire area. We are searching for houses under $750k. If you or anyone you know has a home to sell in this area that is not currently on the market, please send me an e-mail, pictures, and asking price. We are already working with a buyer's agent.

I just posted this answer for you in another forum but in case you didn't see it:

Your agent can do a little thinking outside the box and do something I did several times with great success.

Since you know the neighborhoods you want to live in, screen the tax records for homes that match your criteria and either send them a letter or stop by and deliver a letter one asking if they are interested in selling.

Too many agents prospect areas sending "bulk mail" saying "I have buyers for your area, call me if you want to sell" but if the note is handwritten, it will go a long way.
