Everywhere is hoping to be the next Los Feliz. Even the El Sereno (which historically it has not been so serene) section of Los Angeles City tried to rebrand itself as "Ascot Hills." Yeah, no. Still El Sereno. If they wanted tor really spin it, they should call it South South Pasadena.

I completely disagree about Eagle Rock feeling unsafe. I've had to be at Occidental over the last 30 years and all times of day and night and never once felt unsafe. The schools may not be the best, but neither are they terrible.

I especially like the college vibe you get at various coffee shops and cafes because of Oxy.

Agree, I've never felt unsafe in Eagle Rock, though I'msure there are many parts I've never been to.

There are some decent schools there. Not that Great Schools is the be-all-end-all, but 2 of the elementary schools in Eagle Rock are rated a 9/10 on Great Schools, another one and Eagle Rock HS are both 7/10. So, maybe not the absolute best schools in the state, but at least significantly better than average.

I just pulled up some 2011 appraisal files and, yes, $ 350,000 was cheap even in sketchy neighborhoods.

If you check its history you can see that around 2011 and 2012 this home has been listed and delisted a few times and all the times the asking price was around 270,000 to 375,000 for a house this big!
If baffles me that around that time you could buy such a nice house for so cheap!

Probably bought on the cheap...a foreclosure perhaps? Or a short sale? Looks like somebody really wanted to get rid of the house. Of course, the house was $600k in 2006...

Given the price, the buyers probably gutted it and completely re-built.

Not sure it was a nice--or big--house when it was purchased; the buyers may have built out on the lot. It looks as if this major remodel must have cost plenty.
