Hawthorne is a very unattractive area.

The area between the 405 and Aviation is nice. Going east of the 405 gets sketchy. But is just a predominately working class neighborhood.

Home of the Beach Boys! I lived in Hawthorne from 1989 to 1992 and the areas to avoid were east of Prairie Avenue. My mother and I lived in two duplexes during that time on 139th and 135th Streets between Hawthorne Boulevard and Prairie. Things were starting to deteriorate then. The Hawthorne Plaza (aka Mall) was dying and on life support and crime was on the upswing. The best thing about living there at the time was the proximity to our jobs in El Segundo and Westchester. Best to live west of the I-405 toward El Segundo.

Grew up next door in El Segundo.

Hawthorne is essentially a buffer zone between ghetto Inglewood, and upscale El Segundo. I was born in 1984 and it had been like that my whole life.

Actually the west end of Hawthorne has really come up. That area is divided from the rest of the city by a large FWY.
It is really amazing how they have transformed that part. The best thing they accomplished was to form their own school district and build a new high school in the neighboring city of El Segundo. That had been the drawback of that the west end. The kids had to go to a crappy school in the dumpy area. El Segundo is high-end. So the new schools are great. They bulldozed like 2 sq miles of old warehouses etc. and replaced them with luxury homes. Hawthorne bottomed out in 93 when I left for El Segundo. But it is amazing how they have brought the west end of the city up. They built that new South Bay 360 on the old SAMSO site. Homes in there are one million plus!!! Now even the the so-called bad side is coming up. Space X moved their world Headquarters in and it and they bulldozed another couple sq miles over there.
So Hawthorne is rebounding. I would say the worst part is the Hawthorne Plaza site. Dead mall! But I must credit where it's due! The west end of the city is not bad at all!

They've done pretty well on the west end of the city. The new South Bay 360 development has homes going for over a million! Helped a lot when they got that new high school. Actually I got some friends to buy in Holly Glen and they love it there. They were in Hermosa Beach before. They bought @ 175k and home was just appraised @ 850k. But yea..... they need to kill that poor mall.
