I have no idea about the zoning regulations in Massapequa Park but it might actually be an economical course of action to add on another floor to the Walmart.

And also, there was nothing run-down about the mall (as some people are saying), the mall is in acceptable condition. They were constantly doing construction work on the shopping center to improve it (new escalators, etc, etc)

Since that Walmart is in East Massapequa ("Massapequa, NY 11758" mailing address), zoning regulations in the Village of Massapequa Park do not come into play here.

Amityville ???

The mall is in the Hamlet of East Massapequa, which is in the Town of Oyster Bay in Nassau County, whereas the Village of Amityville is in the Town of Babylon in Suffolk County.

Walter, I've said it many times on this board - people from "Massapequa proper" don't like to consider "East Massapequa" anything but "Amityville". Even though the Sunrise Mall is right across from, but not necessarily in the section of East Massapequa in the Amityville school district, it is close enough. And I'm sure you can gather from all the "intelligent comments" in this thread why that is so.

It's about time that the good people in the greater Massapequa area knew the correct borders of East Massapequa ...

A map of the Hamlet of East Massapequa in the Town of Oyster Bay, Nassau County:

East Massapequa is one of those many villages and hamlets on Long Island where none of the places in the community have the hamlet name in their mailing address: places in the Hamlet of East Massapequa have a "Massapequa, NY 11758", "Massapequa Park, NY 11762" and "Amityville, NY 11701" mailing address.
