Ha ha! Pride of ownership!
It is a true statement though, it just means that the people took excellent care of their 1950's home, and when you walk in you feel like you've entered a time warp.
They took such good care of it that it never needed updating!
I love the listings that say "lots of potential" or "cozy".
The one I bought didn't say anything. I sold my "Cream Puff" in Florida to move into my present dungeon. Luckily, my house is so outdated, that it completely missed the wood panelling phase. As such, I have lead-painted walls.
cozy- small
well cared for - its old and we cleaned it.
updated kitchen - we renovated it in 1990, oak cabinets laminate counters, I paid 10K to have it done then, I think it adds 50K to the value.
new kitchen - 8 years ago we bought some HomeDepot cabinets and put down some laminate flooring
excellent -okish.......
diamond - should be somewhat nice.
good - gut renovation
fair- if you lean on it, it might fall over.
has potential! - see "good" above or its small.
low taxes! - under 10K
centrally located! - on the entrence ramp to the southern state.

You're not kidding. Normally I wouldn't have thought of that phrase as a red flag but it's true that during this current round of house hunting we have seen THREE such listings. And in every case yes it was a house that hadn't been updated since the 60s or 70s and even our buyer agent snorted in disbelief at that description when we saw the place.
We now assume that "pride of ownership" means "they made sure the roof didn't fall in".

Though actually IMHO the "low taxes" one is not an exaggeration. The current-10K figure is pretty much our tax threshold (our last house's taxes had increased to almost double that!) and so when we do see anything with taxes under 10K it does fall into the category of "low".... for what we're looking for (1/2 acre) anyway.
"Well, yeah, the house is a dump, but at least you'll own it!!! You could rent for 3 more years, save money, and buy a better house, but I need my commission!!"
